Glumac provided fundamental and enhanced commissioning services, mechanical and plumbing design-assist, as well as energy modeling for this 378,000 sf core and shell multi-story office and retail space in Seattle’s South Lake Union neighborhood. The space is divided into 364,765 sf of office space and 13,249 sf of retail space. The project achieved LEED Gold.

Vulcan’s energy goal for this project was for a 16-20% better building performance than the ASHRAE 90.1-2007. Some notable sustainable design features include water reuse for irrigation, operable windows,

and rooftop units with evaporative condensing to increase cooling efficiency.
