The Qualcomm Q-Addition project consists of an addition to an existing multi-use building presently engaged in research and design functions for electronic systems. It includes the addition of approximately 248,000 square feet of office space and a new 21,000 square foot Central Plant Building.

The Central Plant is comprised of a 5 MW gas-fired turbine generator and a 1,500 ton wasteheat fired absorption chiller plant. There are also four 700 ton electrical centrifugal chillers. The Central Plant will provide the primary electrical and mechanical service to the new Q-Addition and also three other areas of the campus. A Rockwell control systems serves the mechanical and electrical systems.

Site electrical utility power is supplied from the adjacent and related central utilities plant feeding 12,460 Volt AC power to a unit substation in the building. The Central Plant also has a 2-MW Data Center. Two new 2MW Diesel Generators provide emergency backup power to the Data Center.

The addition is a 5 story building and is principally an open-plan office. There are two floors containing large electronics laboratory areas. There are six roof top variable air volume systems and one make up air system. The IT is served by a MDF room that has two CRAC units, Backup UPS and Automatic Transfer Switches for Emergency Power. The entire building has advanced lighting controls complete with Daylight Dimming controls. Also included in this project is a food-service restaurant with the capacity to serve about 400 meals per day, and an auditorium lecture hall with seating for 328 persons. Electrical distribution throughout the building will be accomplished via 480-277 VAC and 208/120 VAC 3 phase 4 wire systems.

Glumac was brought on board as the LEED Commissioning Agent for the Office Building Addition and as the principal commissioning agent on the Central Plant. Glumac was involved from the design phase and worked closely with the design and construction team on this fast track scheduled project. Our Commissioning Agents were on the project full time for the last five months of the project providing day to day commissioning services to ensure an on time completion.
